How to Install a Plumbing System for Modular Homes

Because they’re typically quicker and less expensive to build, modular homes are becoming more and more commonplace. And when it comes to plumbing set up, many find it easier to install pipes and other plumbing fixtures in a modular setting than in traditional homes.

How is plumbing installed in modular homes?

Modular homes still require a complete plumbing system, which includes waste lines, vent stacks, and water supply. The water source will also determine the plumbing connections required.

 

However, there is a significant difference in the plumbing system of a modular home compared to that of a traditional unit, primarily due to the method of manufacture.

 

Modular home plumbing will run through the floor, for instance. The pipes are within the belly board or bottom board, surrounded by insulation. The board insulates the subfloors and keeps insects and rodents from getting into your home.

 

To understand how to install a plumbing system for modular homes, keep these in mind:

 

1. The piping materials used in modular homes are notably different. While traditional homes are built with copper water pipes, most plumbing in modular homes uses plastic. Plastic pipes include PVC, CPVC, PB, ABS, PEX pipe and Polypipe.

 

PEX, particularly, can bend to 90-degree turns, requiring fewer connections and creating fewer leak sites. Aside from being flexible, PEX is also less expensive. It’s easier and faster to identify plumbing lines since PEX comes in different colors.

 

2. Vents are installed under the counters or basins. These vents are often concealed.

 

3. The sewer system is installed after the construction of the modular home. You might have to install a private sewer system if you can’t hook up to public water and sewer.

 

4. You need the services of a qualified electrician to install a water heater in your modular home. It can be installed in a compartment that has an access panel secured by screws, or in the home’s foundation base.
Remember that you can’t use a regular water heater in a modular home. Your water heater must meet very specific requirements for code compliance.

 

5. Traditional, site-built homes have clean-outs that are used to clear sewer line clogs. But some modular homes don’t have them at all.

 

Since cleanouts and overflows are not present in many modular homes, it becomes a bit more challenging to clear out blocked drains.
