How to do an Initial Plumbing Check when Looking at a New Home

1. Examine the color, smell, and flow of the water coming out of the tap

2. Check if the water drains fast and smoothly.

Observe if water backs up to the sink, shower, or bathtub. If you’re dealing with a clogged drain, it has to get fixed immediately. Otherwise, you risk getting dirty water and harmful bacteria into the home.

3. Examine the toilet for leaks.

Does the toilet make strange sounds? Are there stains around it?

If you notice a damp area on the floor around the bottom of the toilet or smell sewer gas, the toilet might be leaking underneath.

4. Look at the pipes under the kitchen sink or in the basement.

Damaged or corroded pipes need to be replaced. Any discoloration on the pipes may indicate dampness due to a leak.

5. Assess the ceilings and walls for signs of water damage.

Look up the ceiling and watch out for brown or yellow water circles, an obvious sign of water damage. You may also notice cracked or bubbling paint or wallpaper, odors indicative of mold and mildew, and bulging drywall.
